When should I use the Emergency Line?

Our emergency line is specifically designed for urgent situations involving Association-owned common elements that require immediate attention to prevent property damage or safety hazards. These include water leaks in common areas, electrical failures affecting shared spaces, security gate malfunctions, pool equipment emergencies, lighting outages that create safety concerns, and structural damage to common elements. 

How do I respond to a Violation Letter?

When you receive a compliance notice, you have 14 days to address the matter or request additional time. We've designed this process to be straightforward and fair, giving you flexibility while maintaining community standards.  If you choose to resolve the issue, simply correct the violation as described in your notice, take a clear photo showing the resolved area, complete and return the violation response form, and submit both via email or mail to our office. Alternatively, if you need more time, you can submit a written request explaining your circumstances, include your proposed timeline for resolution, and send it via email or mail within the 14-day window.

Please note that telephone calls cannot serve as official responses to compliance notices, as we must maintain proper documentation for all Association records per NRS 116 requirements.  

How can I report a Maintenance Issue?

Reporting maintenance problems is simple and straightforward. Whether you've noticed damaged landscaping, pool equipment issues, lighting problems, or any other concerns with common elements, we need specific information to respond effectively and coordinate the appropriate repairs.  

To ensure we can respond quickly and accurately to your maintenance request, please include your full name, complete property address within the community, current phone number, and email address where we can reach you with updates. 

This contact information allows our team to follow up with questions, provide repair timelines, and confirm when work has been completed. 

 

 

Photos are incredibly valuable when reporting maintenance issues, as they help our team assess the situation accurately and communicate effectively with vendors and repair professionals. Clear images of the problem area allow us to prioritize urgent safety concerns, obtain accurate repair estimates, and ensure that contractors understand exactly what needs attention before they arrive on-site.

What are HOA fees?

 HOA fees, officially called "Assessments," are monthly charges paid by each & every homeowner to ensure the proper maintenance and upkeep of your community's shared spaces and amenities. Think of them as your investment in preserving the quality and value of your neighborhood. Assessments differ in their amounts due to factors of the Association, such as size or amenities.
